A substantial office conversion arranged over seven floors, including front and roof extensions and full external cladding . Panoramic forms 54 luxury apartments and duplexes, with two levels of secure underground parking. Increasing the depth of the footprint was important to allow for apartments either sides of a centrally lit corridor. The upper flats take full advantage of the views across the City afforded by the fantastic location.

 A distinct character was required to turn the bland existing building into a contemporary statement. This led to the conception of its playful wave-form roof above the glazed top floor, giving the impression of the roof sitting lightly atop the substantial volume below. This larger portion of the building was clad in a low-maintenance ceramic tile facade - the first of its kind in Bristol.
